Where would be a great place to rent? Well I think a great place to rent is Birmingham. One of the reasons for this is there are so many flats to rent in Birmingham that there is just so much choice. Asked who they’d most like to share a house with, respondents in a recent survey apparently put celebrity chef, Jamie Oliver at the top of their list with the bad boy of music, Pete Doherty at the bottom.  While it’s no surprise that the friendly, funny and warmhearted Jamie comes ahead of the troubled rocker with his penchant for noisy guitars and a history of antisocial behaviour, but when it comes to renting a house or apartment, you certainly don’t want any nasty surprises!

Real Estate Perth: Renting In Perth

Tenants in metropolitan Perth continue to benefit from stable rental prices as the vacancy rate for properties to let remains well above average.

New data from the Real Estate Institute of Western Australia show that while the vacancy rate in Perth dropped slightly from 4.7 per cent in the December quarter to 4.1 per cent in March, the overall median rent remains unchanged at $370 per week.

REIWA President Alan Bourke said the slightly lower vacancy rate in the Perth real estate market was due to diminished stock and not to increased demand by tenants.

“What we are witnessing is that many investors who found it hard to sell in the last couple of years put their properties into the rental system to ride out the downturn.

“Now that things have improved, some owners are listing these dwellings for sale which accounts for the increased stock for sale and the lower vacancy rate,” he said.

Mr Bourke said this dynamic helped to justify why rents were stable.

“There is no great demand pressure to cause rent increases and it’s notable that typical rents in Perth have only grown by about $10 per week since the December quarter of 2008,” said Mr Bourke.

REIWA data show that the median rent for a house in Perth is $380 per week, up by a modest $5 on the December quarter, while the median rent for units, apartments, villas and townhouses was steady at $350 per week.

Despite no movement in Perth’s overall median rent, some sub-regions did experience rises and falls.

REIWA data show that rents increased by 6 per cent in Bayswater-Bassendean (to $350 per week), and by 5.7 per cent in the north west section of Wanneroo ($370).

By contrast, rents fell by around 3 per cent in Gosnells ($330), and the Western Suburbs ($440).

Mr Bourke said that a vacancy rate of 3 per cent was ideal for Perth and provided the right equilibrium between supply and demand.

“The current vacancy rate is therefore about 36 per cent higher than Perth’s long term average, but this can change quickly if jobs pick up strongly on the back of a resurgent resources sector,” Mr Bourke said.

In March 2007 the Perth vacancy rate plunged to just 0.8 per cent.

A majority of rental properties are situated close to major cities and large towns. In Perth, for example, over 75 per cent of all rental properties are located within a 15 kilometre radius of the city centre. Most renters want to be close to the city for work and social reasons. Also living close to the CBD offers better public transport options for most renters.

The suburbs with the highest concentration of rentals are East Perth, Karawarra, West Perth, Northbridge, Highgate, Bentley, Glendalough and Victoria Park. In these areas, rental properties account for up to 70 per cent of all dwellings.

The most common age group for renters is between 20 and 34 in WA. Typically, these people are making a transition to home ownership. The most common home ownership and buying age group is around 34 to 44.

The most common lease is for six months as tenants prefer a short agreement. Tenants like the flexibility of a short lease, however more than half of all such leases are renewed for a further six months.

The median rent for accommodation in Perth is now $360 per week. This includes prices for apartments, units, villas and houses combined. Houses alone are generally higher with a median of around $370 per week. The rental market in Perth has been steady for units and apartments for more than a year, but rents for houses recently increased by about $10 per week.

Many renters have taken advantage of the First Home Buyers Boost. Many tenants have left the rental system and become home owners. This in turn freed up more properties for rent and is a key reason why Perth’s current vacancy rate is above average, sitting at just over 4 per cent.
